Fulton County Schools. The schools feeding into Alpharetta — including Alpharetta High School, Cambridge High School, and Milton High School — are consistently ranked among the top in Georgia. This is the single biggest driver of relocation demand in this market, especially among families coming from the Northeast who are used to prioritizing school districts.
Avalon and downtown Alpharetta. The city has a real, walkable downtown and the Avalon mixed-use development — upscale dining, retail, a hotel, and a performing arts venue — that gives it a sense of place most suburbs lack entirely.
Proximity without sacrifice. You can get to Buckhead in 30–40 minutes, Hartsfield-Jackson in about 45–50 minutes, and you never actually feel like you’re giving up city amenities. You’re just not paying city prices.
Alpharetta Neighborhoods: Where Should You Live?
This is the question I get most often, and the answer depends entirely on what you’re optimizing for. Here’s an honest breakdown of the main communities:
Windward
This is where I live, and I’ll be straight with you: it’s one of the best master-planned communities in Georgia. Windward is built around a 200-acre lake with a golf club, swim and tennis teams, and a strong HOA that keeps the neighborhood in excellent shape. Homes range from the mid-$500s to well over $2M for lakefront properties. The community has its own distinct identity — people here tend to stay for a long time. Feeds into Fulton County Schools including Alpharetta High.
Downtown Alpharetta / Crabapple
If walkability matters to you, this is your area. Downtown Alpharetta has a genuine small-town main street feel with locally owned restaurants, bars, and shops. Crabapple, just over the Milton line, is one of the fastest appreciating areas in North Atlanta. Homes here tend to be newer, prices are strong, and the lifestyle is more urban-suburban than the larger master-planned communities.
Halcyon / Forsyth County Edge
If you’re coming from a city and you want new construction, walkable town center vibes, and slightly more space for your money, the Halcyon area (straddling Alpharetta and Cumming) is worth a serious look. This is where a lot of young families are landing right now.
Country Club of the South
Gated, golf course community with some of the most impressive homes in North Atlanta. Prices typically start above $1M. If you’re looking for prestige, privacy, and a guard gate, this is the community.
Vickery
A newer master-planned neighborhood with a strong community feel, pools, trails, and good schools. More moderately priced than Windward or Country Club, which makes it popular with first-time buyers moving up from Atlanta or relocating from mid-tier cities.
What Does It Cost to Live in Alpharetta?
Let me give you real numbers, because this varies enormously by where in Alpharetta you’re looking.
The median home price in Alpharetta as of mid-2026 is approximately $630,000–$680,000, but that median hides a wide range. Entry-level townhomes and condos start in the $350,000–$450,000 range. Single-family homes in established neighborhoods like Windward or Country Club of the South regularly trade at $800,000–$2M+.
If you’re coming from New York or another high-cost metro, the first thing you’ll notice is how much house you can get for the same money. A $900,000 budget that buys a 1,200 sq ft apartment in Manhattan buys a 4,000+ sq ft home in Windward with a finished basement, three-car garage, and a backyard. That’s not an exaggeration.
Property taxes in Fulton County run approximately 1.0–1.2% of assessed value annually, which is moderate compared to states like New Jersey or New York. Georgia also does not tax Social Security income and has relatively favorable income tax treatment for retirees.
Schools in Alpharetta: What You Need to Know
School district is probably the most important variable for families moving to Alpharetta. Here’s a quick map:
Alpharetta High School — one of the top public high schools in Georgia. Consistently high graduation rates, strong AP program, competitive athletics. Serves the Windward area and most of central Alpharetta (30005 zip).
Cambridge High School — routinely ranked #1 or #2 in Georgia by US News. Serves the 30004 zip code (Milton/Crabapple area). If Cambridge is your target school, that narrows your geography significantly.
Milton High School — strong school serving the far north parts of Alpharetta and the City of Milton. Excellent athletics program.

The Alpharetta Job Market
Beyond the tech corridor, Alpharetta’s job market is anchored by healthcare (Northside Hospital is a major employer in the region), financial services, and professional services. The proximity to Atlanta’s broader job market means most sectors are accessible within a reasonable commute — though I’ll be honest with you about what that commute actually looks like in the section below.
Remote and hybrid work has been a major driver of Alpharetta’s growth since 2020. A significant portion of the buyers I work with are people who are now location-flexible and chose Alpharetta specifically because they can work remotely while having access to a top-tier school district and a community with real amenities.
Commutes and Getting Around
I’ll be direct here, because a lot of relocation guides gloss over this: Atlanta traffic is real, and it affects Alpharetta. GA-400 is the main artery, and during peak commute hours (7–9am and 4–7pm) it can be slow. Here’s an honest commute snapshot:
Alpharetta to Buckhead/Midtown Atlanta: 35–55 minutes by car on a normal weekday, longer if something goes wrong on 400. Plan accordingly.
Alpharetta to Hartsfield-Jackson Airport: 45–60 minutes without traffic, longer during rush hour. Fly out early or budget time.
Alpharetta to Johns Creek / Roswell: 15–25 minutes, very manageable.
There is no direct MARTA rail service to Alpharetta (the Gold Line ends at North Springs in Sandy Springs). MARTA express bus service exists but is limited. If you’re expecting a transit-forward lifestyle comparable to living near a NYC subway, adjust those expectations — Alpharetta is a car-dependent community, and most residents have two cars.
What the Buying Process Looks Like in Georgia
If you’re coming from New York, New Jersey, or another northeastern state, the Georgia real estate transaction process will feel different. A few key things:
Attorney state. Georgia is an attorney closing state, meaning a real estate attorney handles the closing (rather than a title company). This is actually a smoother process in many ways.
Due diligence period. In Georgia, buyers negotiate a “due diligence” period (typically 7–14 days) during which they can terminate for any reason and receive their earnest money back. This is unlike New York’s attorney review period but offers similar protection.
Move quickly. Inventory in Alpharetta is low and demand is high. Well-priced homes in good school districts — especially in the $550,000–$850,000 range — routinely receive multiple offers. Coming in pre-approved and prepared to move quickly is essential.
Earnest money is typically 1–2% of purchase price, held in escrow and applied to your down payment at closing.
Is Alpharetta Right for You? My Honest Take
After working with dozens of families relocating to North Atlanta, here’s what I’ve found: Alpharetta is an excellent fit for people who prioritize schools, community, safety, and quality of life, and who are willing to accept that it’s a car-dependent, suburban environment. It’s not for people who need urban density, walkability to everything, or easy mass transit access.
If you’re coming from the Northeast, expect a real lifestyle adjustment — the pace is slower, the people are friendlier (genuinely), the dining scene is surprisingly good, and the space is dramatically better for the money. Most people who make the move don’t go back.
