Canton Sits in the Middle. Here Is What That Is Worth.

Canton buyers come from two directions. Some are coming down 575 from further out because Canton is where the new sections are. Some are coming up from inside the perimeter because they got priced out. Both groups arrive with the same budget and completely different expectations of what it should buy.

So I pulled every closed detached single family sale over the past twelve months in Canton and in two markets that bracket it, ZIP 30005 in Alpharetta and ZIP 30052 in Loganville. That is 2,689 closings. Then I picked one price, about $550,000, and asked what it bought in each place.

Canton turns out to be the hinge, and that is worth more than it sounds.

$550,000 is the median Canton house

In Canton, $550,000 sits at the 54th percentile. It is the middle of the market, not the top and not the bottom, and 310 homes sold in that band over the year, twenty percent of everything that closed.

That same $550,000 is the bottom 5 percent of ZIP 30005, where the median sale was $799,000. And it is the 87th percentile in Loganville, where the median sale was $401,550.

What it buys: in Canton, 2,676 square feet, four bedrooms, three full baths, built in 2014, at $203 a foot. In 30005, 2,062 square feet, three bedrooms, two baths, built in 1996, at $258 a foot. In Loganville, 3,166 square feet, five bedrooms, three baths, built in 2025, at $169 a foot.

The middle of the market is the best place to be selling

Compare each band to its own market and Canton is the only one of the three that comes out ahead.

Canton’s $550,000 band sold in a median of 21 days against a Canton market median of 24, and closed at 98.1 percent of original asking price against 97.6 percent market-wide. Slightly faster and slightly stronger than the town around it.

The 30005 band did the opposite. Those sales took 30 days against a market median of 10, and closed at 96.2 percent against 98.4 percent. The cheap end of an expensive market is the slow, negotiated end.

Loganville’s band took 64 days against a market median of 35, because that band is the top of that town and the top is always slower.

Canton has neither problem at this price. You are not the bargain end of a luxury market and you are not the ceiling of a starter market. You are the middle of a deep market with 310 comparable sales behind you, and depth is what makes a price defensible.

The Alpharetta buyer is your buyer

The practical read is about who is shopping.

A buyer with $550,000 looking in 30005 is choosing between a 1996 house at 2,062 feet that will take 30 days to negotiate, and your 2014 house at 2,676 feet. That is 600 more square feet, an extra bedroom, an extra full bath and eighteen model years for the same check. The tradeoff is the drive, and for anyone not commuting to Alpharetta or Sandy Springs five days a week, the drive is getting cheaper every year.

If you are listing in Canton in that band, market to that person explicitly. Put the square footage and the year built in the first line, because those are the two fields where you win against everything they are seeing closer in.

What this means if you are buying here

You are paying $203 a foot for the middle of Canton. That is 21 percent under 30005 and 20 percent over Loganville, which is roughly what the map would predict. Nobody is getting a deal or getting taken at this price, and you should not expect the market to hand you either one.

What you should look at instead is where inside Canton you are buying. Great Sky, Harmony on the Lakes, Bridgemill and Soleil Laurel Canyon accounted for the largest share of sales in this band, and those are very different products with very different dues. The $550,000 is the same. What you get for it is not.

How I got there, and where it is soft

Every closed detached single family sale reported to FMLS from September 17, 2025 through September 16, 2026, in ZIPs 30114 and 30115 for Canton (1,528 sales after dropping records with no square footage), ZIP 30005 (279), and ZIP 30052 for Loganville (882). The comparison band is $500,000 to $600,000 in all three.

Where it is soft. These are medians by price band, not a model holding size, lot and condition constant, so real differences between the towns are sitting inside these numbers. Condition and updates are not in here at all. The 30005 band is only 26 sales, so its days on market and discount figures are a direction, not a precise number. Loganville’s band is heavily new builder inventory, and builder incentives such as rate buydowns never appear in a sale price, so its $169 a foot looks better than a resale at the same number would. I used ZIP codes here rather than city limits so all three markets are measured the same way, which means these Canton figures are drawn a little differently than in my earlier city-of-Canton editions. The two Canton ZIPs also pick up 12 Holly Springs addresses and one in White.

If your house is unusual in any of those ways, the band average is the wrong starting point and you should be working from your own comps.
