At $550,000 You Are Buying the Top of Loganville. Here Is What That Gets You.

Loganville gets compared to north Fulton constantly, usually by somebody who has already decided the answer. So I ran it properly.

I pulled every closed detached single family sale over the past twelve months in three markets: ZIP 30052 here, ZIP 30005 in Alpharetta, and Canton. That is 2,689 closings. Then I picked one price, about $550,000, and asked what it actually bought in each town.

At that number Loganville wins the square footage contest by a mile. It also takes twice as long to sell, and both of those facts come from the same place.

$550,000 buys 1,100 more feet than it does in Alpharetta

In Loganville, $550,000 bought a median of 3,166 square feet, five bedrooms, three full baths, built in 2025. That is $169 a foot.

The same money in ZIP 30005 bought 2,062 square feet, three bedrooms, two full baths, built in 1996. That is $258 a foot.

Fifty-four percent more house, two more bedrooms, an extra full bath, and 29 model years newer, for the identical check.

But $550,000 here is the top of the market

The median Loganville sale over the past year was $401,550. At $550,000 you are in the 87th percentile of this town. One hundred fifty-one homes sold in the $500,000 to $600,000 band, about seventeen percent of the market.

In Canton that same $550,000 is the 54th percentile, the middle of the market. In 30005 it is the bottom 5 percent.

That ranking is the whole story, and it explains the days on market. Loganville homes in this band took a median of 64 days to sell against a market median of 35. Nearly twice as long. The top of any market is thinner and slower, because the pool of buyers who can write that check in this town is small.

The encouraging part is what happened to price once they did sell. Homes in this band closed at 98.1 percent of their original asking price, better than the 97.3 percent the Loganville market managed overall. So they took longer, but they did not give up more. Patience got paid.

You are competing with builders

The median year built in that band was 2025. Not 2015. Last year.

Independence alone accounted for 27 of the 151 sales, with Woodland Hills, Red Oak Ridge and Bennett Farm behind it. The top of the Loganville market is substantially brand new builder inventory, and that changes what you are up against.

If you are selling a resale here in the $500,000s, you are not really competing with the house down the street. You are competing with a model home that has a warranty, current finishes, and a builder who can buy a buyer’s rate down to something that fixes their monthly payment. That last one is the dangerous one, because a rate buydown never shows up in the sale price. The builder’s house looks like it sold for $545,000 the same as yours would, but the buyer’s payment was quietly $300 a month cheaper.

You cannot match a rate buydown. What you can do is be honest about it in your pricing rather than finding out over 64 days.

What this means if you are buying here

At $169 a foot you are buying the cheapest square footage of the three markets by a wide margin, and if space is what you need, this is where the math works. In 30005, exactly one home with five or more bedrooms and three full baths sold under $600,000 in the entire year, a 1994 house in Windgate at $520,000. Here, a five bedroom with three full baths is the median house in this band.

Just be clear-eyed that you are buying at the top of this market rather than the middle of it. If you need to sell in three years, your buyer pool is the same thin one that made these homes sit for 64 days. That is not a reason to avoid it. It is a reason not to overpay at the top and expect a fast exit.

If you are looking at new construction, ask what the incentive package is worth in dollars before you compare it to a resale. Very often the resale is the better deal once you price the buydown honestly, and almost nobody does that math.

How I got there, and where it is soft

Every closed detached single family sale reported to FMLS from September 17, 2025 through September 16, 2026, in ZIP 30052 for Loganville (882 sales after dropping records with no square footage), ZIP 30005 (279), and ZIPs 30114 and 30115 for Canton (1,528). The comparison band is $500,000 to $600,000 in all three.

Where it is soft. These are medians by price band, not a model holding size, lot and condition constant. Condition and updates are not in here at all, so a renovated 2006 house and an original one sit in the same bucket. The 30005 band is only 26 sales, so its figures are a direction rather than a precise number. Because this band is so heavily new construction, the $169 a foot reflects how a builder prices a house as much as how the resale market does, and builder incentives are invisible in sale price. I used ZIP 30052 rather than Loganville city limits, because the city line covers a small fraction of what people here call Loganville, and I used ZIPs for all three markets so they are measured the same way. ZIP 30052 also picks up one Dacula address. Year built is typed in by the listing agent.

If your house is unusual in any of those ways, the band average is the wrong starting point and you should be working from your own comps.
