Loganville Market Intelligence | Jon Robbins, Century 21 Connect
I pulled every closed single-family sale in ZIP 30052 out of FMLS twice: the twelve months ending October 23, 2026, and the twelve months before that. 893 closings against 1,023. Everything below is a median computed straight from those sales, not an average.
| Measure | Oct 2024 to Oct 2025 | Oct 2025 to Oct 2026 | Change |
|---|---|---|---|
| Closings | 1,023 | 893 | -12.7% |
| Median sale price | $424,000 | $402,000 | -5.2% |
| Median price per sq ft | $174.35 | $170.93 | -2.0% |
| Sales at $500,000 or more | 278 | 203 | -27.0% |
| Top sale | $1,300,000 | $1,450,000 |
The median gave back $22,000
The median sale over the last twelve months was $402,000, down from $424,000 the year before, a 5.2 percent step back. That is the biggest move of the three markets I track.
Price per foot fell much less
A median foot sold for $174 last year and $171 this year, down 2 percent. When the median falls 5 percent but the per-foot price falls 2, smaller homes made up more of what sold. Like for like, Loganville is down closer to 2 percent than 5.
The $500K market thinned out
278 sales cleared $500,000 last year. This year 203 did, a 27 percent drop, and overall volume fell from 1,023 closings to 893. The slowdown sits in the upper half of the market; entry and mid-priced homes are still finding buyers.
What this means if you are selling
Under $400,000, demand held and a well-priced listing still moves. Above $500,000, the buyer pool is about a quarter smaller than last year, so pricing to this year’s comps rather than 2025’s is what separates selling from sitting.
How the three markets compare
Across the three markets I track, the year went three different ways. Canton’s median rose $10,000 on a 9 percent jump in volume, with per-foot pricing roughly flat. Windward gave back 2 to 3 percent on both measures. Loganville took the largest step back, and most of it sits above $500,000.
The usual cautions apply. Square footage comes from the listing agent and mostly traces to tax records, I cannot see seller concessions, medians move with what sells, and none of this is a valuation of your house.
