Alpharetta vs. Roswell: Which North Atlanta Suburb Is Right for You?

If you’re relocating to the North Atlanta area — or just ready to move within the suburbs — chances are you’re weighing two of Georgia’s most popular communities: Alpharetta and Roswell. Both offer excellent schools, low crime, strong home values, and easy access to Atlanta. But they have distinct personalities, and choosing between them comes down to your lifestyle, priorities, and what you want in a neighborhood.

As a REALTOR® who lives in Alpharetta’s Windward community and works across both markets, I’ve helped dozens of families navigate this exact decision. Here’s my honest take.

Alpharetta: Tech Hub, Planned Communities, Top Schools

Alpharetta has transformed into one of the Southeast’s premier tech corridors — often called the “Technology City of the South.” It’s home to hundreds of technology companies, a booming restaurant and retail scene, and some of the most desirable master-planned communities in North Atlanta.

What makes Alpharetta stand out:

  • Windward — A sprawling lake community with a golf club, tennis, swim teams, and gorgeous single-family homes. It’s where I live, and it’s genuinely one of the best communities in Georgia.
  • Downtown Alpharetta & Avalon — The walkable downtown and Avalon mixed-use development offer high-end dining, shopping, and entertainment without a commute to Atlanta.
  • Fulton County Schools — Alpharetta feeds into highly rated schools including Alpharetta High School and Cambridge High School.
  • New construction options — More active development means more choices for buyers seeking newer builds in communities like Halcyon and Milton.
  • Strong resale value — Alpharetta home values have consistently appreciated, driven by corporate relocation demand.

Median home price (Alpharetta): Roughly $600,000–$750,000+, with luxury homes exceeding $1M+ in communities like Windward and Country Club of the South.

Roswell: Historic Charm, Diverse Lifestyle, Great Value

Roswell offers something Alpharetta doesn’t quite match: genuine historic character. With its vibrant Canton Street dining district, riverfront parks, and beautifully preserved mill village neighborhoods, Roswell attracts buyers who want a more eclectic, community-rooted feel.

What makes Roswell stand out:

  • Historic Canton Street — One of the best restaurant rows in metro Atlanta. Walkable, lively, and constantly growing with new food and nightlife options.
  • Chattahoochee River access — Hiking, kayaking, and trails along the river make Roswell a haven for outdoor enthusiasts.
  • More affordable entry points — You can find quality single-family homes in Roswell starting in the $400,000s, offering more value per square foot than some Alpharetta zip codes.
  • Diverse housing stock — From 1960s ranch homes to newer townhomes to large traditional estates, Roswell has more variety.
  • Cobb and Fulton County school options — Roswell is split between counties, so school options vary by neighborhood. I can walk you through what’s available based on your specific target area.

Median home price (Roswell): Roughly $500,000–$650,000, with significant range based on neighborhood and home age.

Alpharetta vs. Roswell: Side-by-Side Comparison

Vibe: Alpharetta = polished, tech-driven, newer; Roswell = historic, eclectic, character-rich

Best for families: Both excellent — Alpharetta edges ahead for school consistency; Roswell is great for those who value community feel

Best for commuters: Both have GA-400 access; Alpharetta is slightly closer to major corporate campuses

Best for outdoor enthusiasts: Roswell wins with Chattahoochee River access and trail systems

Best for dining/nightlife: Very close — Roswell’s Canton Street has a slight edge for walkability; Alpharetta’s Avalon is more upscale

Price: Alpharetta tends to run 10–15% higher in comparable home sizes

So Which One Is Right for You?

Honestly? Both are excellent choices — and many buyers I work with end up happy in either community. The right answer depends on your specific situation: your kids’ ages, your commute, how much outdoor space you need, and whether you want a newer build or more character in an older home.

I’ve lived in both metro areas at different stages of my life, and today I call Windward in Alpharetta home. I can give you an unfiltered, insider’s perspective on both markets — not a sales pitch, but real guidance based on what I see every day.
