I live in Windward. I’ve lived here since relocating from New York, and I’ve sold more homes here than in any other single community in North Atlanta. This guide is the most complete publicly available overview of Windward that I know of — what it is, what it costs, what to expect, and who it’s the right fit for.
What Is Windward?
Windward is a master-planned community in Alpharetta, Georgia — 3,400 acres built around Lake Windward in the late 1980s through mid-2000s. It’s the largest planned community in Alpharetta and one of the largest in North Atlanta. At full build-out, Windward has approximately 4,500 single-family homes, multiple commercial and office developments, walking trails, parks, and two private membership clubs.
The community is defined by a few anchors: Lake Windward (a 195-acre lake used for boating, kayaking, and fishing), the Windward Lake Club (swim/tennis), the Windward Athletic Club (additional sports and fitness programming), and the surrounding greenspace that makes the neighborhood feel far more open than most suburban communities in the area.
The Neighborhoods Within Windward
Windward contains dozens of sub-neighborhoods, each with slightly different characteristics:
- Lakeside sections: Homes with water frontage or lake views command the highest premiums. These are typically the larger lots with the most architectural character. Prices here run $900,000–$2M+.
- Golf course sections: Windward has access to the Golf Club of Georgia (private), and some sections of the community front the course. Golf course lots typically run $700,000–$1.2M.
- Interior neighborhoods: The majority of Windward’s homes are interior lots — well-maintained, community-amenity-accessible, but without water or golf views. These are where you find the most transaction volume and the most accessible price points: $500,000–$850,000.
Price Ranges and What You Get
Windward homes range from approximately $450,000 (smaller, older interior lots) to $2M+ (lakefront, updated large homes). The most active price band — where most families end up — is $600,000–$950,000. In that range, you’re typically getting:
- 3,000–4,500 sq ft of living space
- 4–5 bedrooms, 3–4 bathrooms
- 2-car garage (often 3-car on larger lots)
- A yard of some size (typically 0.25–0.5 acres)
- Homes built in the 1990s–2000s, many with updated kitchens and baths
One thing I tell buyers to watch for: homes that have not been updated since original build. A 1994 Windward home with original kitchen and baths is not the same value proposition as one that’s been thoughtfully renovated. The difference in livability is significant, and it’s priced in — but sometimes imprecisely.
The HOA: Active and Well-Run
Windward’s HOA is one of the more active ones in the area. Annual HOA dues run approximately $650–$900 per year for most sections, covering common area maintenance, entry features, and community programming. The HOA enforces appearance standards consistently, which is part of why the neighborhood maintains its value. This is very different from HOAs in some communities that are nominally active but practically non-functional.
The Windward Lake Club and Windward Athletic Club are separate memberships on top of the HOA — expect $2,000–$4,000/year for a full family membership at the Lake Club. These are optional but extremely popular with families; the swim team, sailing programs, and summer social calendar are central to many Windward families’ social lives.
Schools
Windward feeds into Creek View Elementary, Webb Bridge Middle School, and Alpharetta High School. As noted elsewhere, Alpharetta High is consistently ranked #1 or #2 in Georgia. The elementary-to-high school pipeline here is one of the strongest in the state.
Location and Commute
Windward’s main entrance is off Windward Parkway, which connects directly to GA-400 within about 3 minutes. This is one of the major location advantages of the community. In normal traffic, you’re 35–45 minutes from Midtown Atlanta or Buckhead. The 400 access also makes Windward a natural choice for professionals commuting to the Perimeter/Sandy Springs business corridor, which is typically 20–25 minutes.
Within the community, distances can add up. Windward is 3,400 acres — driving from one end to the other can take 10+ minutes. Most families find this fine within a few months, but it’s worth understanding if you’re used to a compact neighborhood.
Who Windward Is Right For
Windward is the right fit if: you want a community with built-in social infrastructure (pool club, sailing, tennis, neighborhood events), you have school-age kids who will benefit from the neighborhood school model and peer network, you value strong resale value and consistent demand, and you want GA-400 access without feeling like you live on top of the highway.
Windward is less right for you if: you want walkability outside the neighborhood (there’s nothing walkable off the community), you prefer newer construction (most homes are 20–35 years old), or you want a quieter, less social neighborhood with less HOA involvement.
Market Stats (Mid-2026)
Windward continues to be one of the most actively transacted communities in North Fulton County. Days on market for well-priced homes typically runs 10–20 days. Multiple offers above asking price are common on updated homes in the mid-range. The lake-view and lakefront homes move more slowly but hold value extremely well — they’re finite and irreplaceable.
