Canton Market Intelligence | Jon Robbins, Century 21 Connect
I pulled every closed single-family sale in 30114 and 30115 out of FMLS twice: the twelve months ending October 23, 2026, and the twelve months before that. 1,579 closings against 1,450. Everything below is a median computed straight from those sales, not an average, so a handful of estate sales cannot tilt it.
| Measure | Oct 2024 to Oct 2025 | Oct 2025 to Oct 2026 | Change |
|---|---|---|---|
| Closings | 1,450 | 1,579 | +8.9% |
| Median sale price | $525,000 | $535,000 | +1.9% |
| Median price per sq ft | $206.43 | $203.96 | -1.2% |
| Sales at $1 million or more | 95 | 108 | +13.7% |
| Top sale | $3,350,000 | $4,475,000 |
The median rose $10,000
The median sale over the last twelve months was $535,000, up from $525,000 the year before. On its face, Canton gained 1.9 percent.
Price per foot went the other way
A median foot sold for $206 last year and $204 this year, down about 1 percent. The median rose because Canton sold bigger and newer houses this year, not because the same house gained value. If your house did not change, its market price mostly did not either.
Volume jumped 9 percent
1,579 closings against 1,450 the year before. 108 of this year’s sales cleared $1 million, up from 95, and the top close was $4,475,000. Canton keeps adding buyers at both ends of the market.
What this means if you are selling
On a per-foot basis, expect last year’s money, give or take. The good news is the audience grew: 129 more closings means more buyers through the door, and a listing priced to the comps has more chances to catch one quickly.
How the three markets compare
Across the three markets I track, the year went three different ways. Canton added volume and held per-foot pricing roughly flat. Windward gave back 2 to 3 percent on both the median and the per-foot price. Loganville stepped back 5.2 percent on the median, with the pullback concentrated above $500,000.
The usual cautions apply. Square footage comes from the listing agent and mostly traces to tax records, I cannot see seller concessions, medians move with what sells, and none of this is a valuation of your house.
