Every Canton buyer eventually asks some version of the same question. Is BridgeMill worth more than Great Sky? Does Harmony on the Lakes hold its value better than River Green? People have strong opinions and almost nobody has a number.
So I pulled every closed detached single family sale in the city of Canton over the past twelve months. That is 1,516 closings. Eight communities sold enough homes to compare honestly, 396 sales among them, and I ran all of it against the rest of the city.
The answer surprised me, and it is not the one the marketing brochures would predict.
The short answer: the gates do not move the price
Six of the eight biggest communities in Canton sell for essentially what the rest of Canton sells for, once you account for how big the houses are. The amenities are real. The pools, the golf, the clubhouses, the lakes. They are just not showing up as a separate premium in the sale price.
The two communities that do stand apart are the two age-restricted ones. That is the finding.

Look at the median price column and Woodmont looks like the most expensive neighborhood on the list at $729,500. Look at the price per foot column and Woodmont is $196, which is below the city. The difference is that the median Woodmont home is 3,857 square feet, the largest of any community here. Woodmont is not expensive. Woodmont is big.
Adjusted for size, only two communities stand apart
Price per foot is better than price, but it is still not a fair fight, because smaller homes carry a higher price per foot and the communities do not all build the same size house. So I put all 1,492 sales with complete data through a model that holds square footage, bedrooms, full baths, half baths, year built and month of sale constant, and asked what is left over for each community.
Soleil Belmont Park came out 36 percent above the rest of Canton. Soleil Laurel Canyon came out 10 percent above. Great Sky came out 7 percent below and Towne Mill 12 percent below. Those four are large enough to be real.
The other four are not. Woodmont at plus 5 percent, BridgeMill at zero, Harmony on the Lakes at minus 3 and River Green at minus 3 are all inside the margin of error. BridgeMill, the biggest community in the city by sales volume, priced at dead even with Canton as a whole.
What the Soleil numbers actually mean
Both Soleils are active adult communities, and both came out on top. But they are on top for two different reasons, and it matters.
Soleil Belmont Park is 91 percent brand new construction. Fifty of its fifty-five sales were homes built in 2024 or later, most of them bought from the builder. Across all of Canton, homes built in 2024 or later sold at a median of $250 a foot against $198 for homes built before 2020. New construction carries about a 26 percent per foot premium citywide, and it comes with lot premiums and upgrade packages baked into the contract price. Most of that 36 percent is new, not Soleil.
Soleil Laurel Canyon is the cleaner read. Not one of its 31 sales was new construction. Every one was a resale, median build year 2015, and it still came out 10 percent above an equivalent home elsewhere in Canton. That 10 percent is the closest thing to a real number on what age restriction is worth in this market.
What this means if you are selling
If you are in one of the six family communities, your price is coming from your square footage, your condition and your finish level. It is not coming from the entrance sign. Pricing off the neighborhood because it is the neighborhood will put you above the market.
The specific trap is comparing yourself to a larger house down the street. In Woodmont especially, where the median is nearly 3,900 feet, a 2,900 foot home priced off recent Woodmont sale prices will sit. Work from price per foot inside your own size band.
If you are in either Soleil, you have something the rest of the city does not, and the data supports asking for it.
What this means if you are buying
You are not paying a surcharge to get into BridgeMill, Harmony on the Lakes or River Green. You are paying for the house. The amenities come with the address rather than on top of the price, which is a genuinely good deal if you plan to use them.
Great Sky at 7 percent below and Towne Mill at 12 percent below are worth a closer look before you assume anything is wrong. Both skew newer, and a size-adjusted discount in a newer community usually says something about lot size, layout or the specific streets that happened to sell, not about the community failing.
If you are shopping the Soleils, separate the two questions. In Belmont Park you are largely buying new construction at new construction prices. In Laurel Canyon you are buying resale, and the premium there is the market pricing the lifestyle.
How I got there, and where it is soft
The data is every closed detached single family sale reported to FMLS in the city of Canton from August 27, 2025 through August 26, 2026. That is 1,516 closings. Per foot figures use the 1,495 that reported square footage. The model uses the 1,492 with complete size, bedroom, bathroom and year built data, and explains about 73 percent of the variation in price. Communities are identified by the subdivision field on the listing.
Where it is soft. Community sample sizes run from 30 to 110, so these are working samples and a difference of a few points is not something to hang a decision on. The subdivision field is typed in by the listing agent, so homes entered under a section name rather than the community name would not be counted. Condition and finish are not in the model, and neither are lot size, basements or golf and lake frontage. Soleil Belmont Park being almost entirely builder inventory means its number reflects how a builder prices, which is not the same as how a resale market prices.
If your house is unusual in any of those ways, the community average is the wrong starting point and you should be working from your own comps.
Canton by the Numbers
