I pulled every closed single-family sale in ZIP 30005 out of FMLS twice: the twelve months ending October 23, 2026, and the twelve months before that. 274 closings against 281. Everything below is computed straight from those sales, and everything is a median, not an average, so one lake mansion cannot tilt the numbers.
| Measure | Oct 2024 to Oct 2025 | Oct 2025 to Oct 2026 | Change |
|---|---|---|---|
| Closings | 281 | 274 | -2.5% |
| Median sale price | $819,000 | $797,000 | -2.7% |
| Median price per sq ft | $236.20 | $231.20 | -2.1% |
| Sales at $1 million or more | 67 | 65 | -3.0% |
| Top sale | $3,480,000 | $3,100,000 |
The median gave back $22,000
The median sale over the last twelve months was $797,000, down from $819,000 the year before. That is a 2.7 percent step back.
Price per foot slipped with it
The median price per square foot went from $236 to $231, down about 2 percent. When both measures move together like this, the softening is real rather than a quirk of which houses happened to sell.
Buyers did not go anywhere
274 homes closed against 281 the year before, the same market to within a rounding error. 65 of this year’s sales cleared $1 million and the top close was $3.1 million. Demand held. The price buyers will pay is what moved.
What this means if you are selling
A price built on a neighbor’s 2025 sale runs 2 to 3 percent high, and at Windward prices that is a $15,000 to $25,000 miss. The overpriced homes are the ones sitting. Price to this year’s comps and you are selling into a market that still closed 274 houses.
How the three markets compare
Across the three markets I track, the year went three different ways. Canton’s median rose $10,000 on a 9 percent jump in volume, though its price per foot slipped about 1 percent, so the gain came from bigger and newer homes selling rather than appreciation. Windward gave back 2 to 3 percent on both measures. Loganville stepped back 5.2 percent on the median, with the pullback concentrated above $500,000.
The usual cautions apply. Square footage comes from the listing agent and mostly traces to tax records, I cannot see seller concessions, medians move with what sells, and none of this is a valuation of your house.
